“Strategic defaults,” the latest instrument in the economic toolbox, are on the rise as more borrowers who are underwater on their home loans decide it’s not worth it to stay current on their payments each month. That trend could have repercussions for the housing market, and for borrowers, for years to come.

Strategic defaults are when borrowers who owe more on their homes than they’re currently worth choose to stop paying their mortgage but continue to meet other financial obligations, according to a definition by Morgan Stanley in a research report on the topic. read more »

Kitsap Real Estate TrendsThe shift in the real estate market over the last couple of years continues to whittle the ranks of local real estate agents. Kitsap County Association of REALTORS has been going down in membership — currently it has 657 members, compared to almost 1,000 at the end of 2007 (867 at the end of ‘08). But, according to the association’s CEO, Mike Eliason, Kitsap County has fared better than most other areas in the state in its membership reductions.

When Alvin Mullins moved to Washington State last fall, the timing was right for a career change. As hundreds of real estate agents statewide were leaving the field, Mullins decided he would get started instead. With a sales background going back more than two decades and a longtime interest in real estate, Mullins obtained his real estate license last October and joined RE/MAX Town & Country in Gig Harbor.

The Washington Attorney General’s Office declared a major victory for consumers in response to a judge’s order that a notorious foreclosure rescue scammer must pay more than $3.2 million to victims he wronged plus $179,000 in penalties for violating the Consumer Protection Act.
